It is the Client’s responsibility to read and understand these Terms and Conditions before signing the contract.

These Terms and Conditions are intended to establish clear expectations between Garages Done Right, LLC, hereinafter referred to as the Contractor, and the Client and to ensure transparency regarding project requirements, responsibilities, and procedures. They exist to prevent misunderstandings, disputes, or unexpected obligations for either party.

Not all provisions in this document may apply to every project. Certain terms may apply only to specific types of work. The Contractor will review applicable terms during the estimate and will answer any questions the Client may have.

If the Client requests clarification of any section, the Contractor will provide a written explanation upon request.

By signing the contract or authorizing the Contractor to begin work, the Client agrees to comply with the Terms and Conditions listed below.

1. Client-Provided Requirements (Non-Negotiable)

The following items must be provided by the Client and available at the job site for the duration of the project:

Water Access

  • A functional water source
  • Hose with adequate water pressure

Electrical Access

  • One (1) 240V 30-amp outlet (commonly a dryer outlet)
  • One (1) 120V 20-amp outlet
  • These circuits must be dedicated to Contractor equipment during use
  • Outlets must be within reach of Contractor’s 100-foot extension cords
  • Access to the electrical panel must be available if needed

Lighting

  • Adequate lighting when required for work conditions

Waste Disposal

  • Dumpster or use of garbage containers for debris

Indoor Projects

  • Indoor temperature must be maintained between 60°F and 80°F

Restroom Access

  • Access to a clean, functional restroom (minimum requirement: working toilet)

If the Client cannot provide any of the above requirements, the Contractor may obtain the necessary resources (such as generators, portable restrooms, heating, or cooling equipment). All associated costs will be charged to the Client.

2. Floor Slope and Leveling

Changing the pitch, slope, or level of existing concrete is not included in standard resurfacing or epoxy coating services.

If the Client requests slope correction or floor leveling, additional services may be required, including but not limited to:

  • Self-leveling concrete
  • Concrete caps or overlays

These services are subject to additional charges and must be agreed upon in writing.

Clients acknowledge that caps or overlays may not produce a perfectly uniform slope and minor inconsistencies may occur.

3. Permits and HOA Approval

The Client is responsible for obtaining:

  • All required permits
  • Any required inspections
  • Any HOA approvals

The Contractor is not liable for any penalties, fines, removal orders, or other actions required by an HOA or governing authority.

4. Job Site Access

The Client shall provide reasonable access to the job site.

The Contractor will take reasonable care when navigating landscaping, structures, and surrounding property. However, minor or unavoidable disturbance may occur during normal work operations.

If landscaping, obstacles, or other obstructions prevent reasonable access and the Client has not removed them prior to the project start date, the Contractor may:

  • Perform necessary access work, or
  • Delay work until the issue is corrected

Additional labor required to create access will be billed to the Client.

If the Contractor must wait for access to be cleared, such time may be billed as delay or standby time at $200 per hour, rounded up to the next full hour.

5. Removal of Personal Property

The Client is responsible for removing all personal belongings, furniture, and equipment from the work area prior to the start of work.

Grinding and surface preparation may generate dust. While dust control equipment will be used, 100% dust containment cannot be guaranteed.

The Contractor is not responsible for cleaning or dusting surrounding surfaces, including:

  • Walls
  • Ceilings
  • Artwork
  • Furniture
  • Electronics

Movement of heavy objects (such as a refrigerator) must be negotiated in the contract if required.

The Contractor will exercise reasonable care when moving items but is not responsible for damage to items moved at the Client’s request.

6. Work Area Protection

The Client is responsible for ensuring that no persons, pets, contractors, or vehicles enter the work area during installation or curing periods.

If the work area is disturbed by anyone other than the Contractor or Contractor’s crew and repairs are required, the Client will be responsible for the cost of:

Material Removal

  • Concrete resurfacing: $2 per sq. ft. or $500 minimum
  • Resin coatings: $3 per sq. ft. or $1,000 minimum

Material Reinstallation

  • Concrete resurfacing: $2 per sq. ft. or $500 minimum
  • Resin coatings — Base coat: $3 per sq. ft. or $800 minimum
  • Resin coatings — Body coat: $6 per sq. ft. or $1,500 minimum
  • Resin coatings — Top coat: $3 per sq. ft. or $800 minimum

All corrective work must be paid in full before work continues.

Failure to pay may result in:

  • Suspension of work
  • Placement of a mechanic’s lien on the property
  • Collection actions permitted by law

Past-due balances accrue 2.5% monthly interest (compounded). All legal and collection costs will be added to the outstanding balance.
